Longview Ridge expansion proposed with 72 lots for upper-scale Lennar Homes off Memorial Drive Extension

CLARKSVILLE, TN (CLARKSVILLE NOW) – Another cluster development is planned for Clarksville that looks to redevelop around 62 acres north of Memorial Drive Extension, and using a new national home builder, Lennar Homes.

The final plat for the Longview Ridge section 3 subdivision and cluster development has been submitted to the Clarksville-Montgomery County Regional Planning Commission for approval as the applicant, 3 Tucks Properties, plans to develop 72 lots on the 62 acres of land, according to the project’s map.

Upper scale homes

This adds to the lots that have been developed or are planned for development in section 1 and 2 of Longview Ridge. Owner/developer Richard Tucker said he has sold a number of lots to Lennar Homes, one of the largest national home-building companies.

“Lennar has moved into the Clarksville market because the market has become so dynamic,” Tucker told Clarksville Now. “It meets the criteria of what they’re looking for and where they want to build. … I sold Lennar about 40-50% of Longview Ridge for the upper-scale homes that they build.”

Tucker said Lennar Homes bought almost all the lots that aren’t being built on in the first section, which they had just agreed to terms on. Lennar also bought a number of lots in the second section that are currently under construction. Then, the national builder also bought several lots in the third section, once it’s been completed.

“They purchased approximately 80 or 90 lots overall, which is a very large purchase,” Tucker said. “They are going to put their best product that they build in that area.”

Two styles of housing

Tucker said two types of housing styles are expected to be built in the subdivision: smaller, upper-end houses for those looking to downsize, then larger, upper-scale homes on the larger lots.

Moore Design Services, based in Clarksville, has been listed as the agent/engineer for the project. Longview Ridge section 3 is set to begin dirt work in 2025, with the expectation the infrastructure will be finished in the fall, according to Tucker.

Plat designs are subject to change prior to the RPC meeting.

Clarksville Now has reached out to Lennar Homes for comment.
